Sometimes the biggest hurdle to selling a home is the very person who stands to gain the most from its sale. Sellers can unwittingly sabotage their sale with any number of selling don'ts. Here are five things to avoid when you are looking to move your yard sign from "For Sale' to "Sold."

Precious Price When sellers overvalue their property, they essentially build a road block on the path to a successful sale. Buyers can be turned off simply by the asking price. While it is true that all sellers want to capitalize on their investment, a realistic asking price is the best way to attract buyers and offers.
Going it Alone Selling a property is no light undertaking. There are multiple factors at play including market conditions, financing and more. Hiring a real estate professional eliminates the need for sellers to become instant experts.
The Easy Way Out Selling is not as simple as placing an ad and waiting for offers to roll in. Preparing the home for sale is key to achieving a good selling price. Sellers who skip this step can ultimately sabotage their hopes of selling. Instead, take the time to make improvements and invest in areas that need attention.
Too Demanding As a seller you need to be flexible and open minded. This includes entertaining different options on price, terms, conditions and moving timelines. The seller who refuses to negotiate risks harming the sale.
Covering Up All sellers want to present their homes in the best light, but you also need to be honest about the condition of the property. Purposefully hiding or failing to disclose a pertinent fault, like chronic flooding or excessive noise, could lead to problems with the sale. You don't need to greet buyers at the door with this information, but you do need to make it known at the appropriate time.
