Many points can be written about successfully selling a home in today’s Toronto market. Let’s focus on a couple of key points one being pricing Your Home In Today’s Market. This is very challenging as we in Toronto have experienced a steady increase in home equity for many years to the point it has been common to hold back in selling in the winter months only to stake in the For Sale sign in spring with an additional 3%-5% increase in the list price from the previous year.

 

Buyers have been on the other side of the table for many years dealing with a sellers market. Now that things have changed sellers must be true to their motivation to sell. It’s not a “we’ll try it and see if we get our price then sell market”. If we don’t have to sell and have no serious motivation then it is best to stay put.

 

Pricing is a science and should be based on recent comparable sold homes in the area. An in depth look at various factors on home structures, motivations if known of homes which have recently sold in the area and as much information as possible to establish a marketable listing price is extremely important. Preparation and staging of the home is strongly recommended more so to get the edge on the competition as there are fewer buyers.
